ArozonaHomes is a rental solution for young professionals who are looking for shared accommodations and families who are looking for full houses.

What do we do?
ArozonaHomes onboards owners and their houses and rents it out to tenants. ArozonaHomes provides convenience to the owner in terms of showing the house to potential tenants, rent collection and service &  maintenance of the property.

How it works?
Once you share your details on our website,  ArozonaHomes representative will get in touch with you. Once the discussion proceeds, there will be a Property Inspection. Further, we will move for the rental agreement.
Voila, you are now a part of the ArozonaHomes family.Your House will be photographed and put on our website for prospective tenants to schedule a visit slot to see the house.

ArozonaHomes Models
ArozonaHomes operates on 2 models:

Shared house
We rent out shared houses to bachelors.
 These houses are generally on a bed-based model.
 The tenant can choose to rent out a room as well.
 You can choose whether you want to rent it out to bachelors - Girls or Boys. 
To enrol for our shared house model, as the owner, you have to ensure that your house fits the ArozonaHomes standards.
 A shared house should be a fully furnished, ready-to-move-in house for tenants.
Shared houses are a great way to make new friends in a new place.

Full house
We rent out full houses to Families or a group of friends.
 Here, the lessee will be an individual who will be responsible for all other tenants in the house.
 Full houses can be rented out with or without furnishing, basis your choice and convenience.

 Rent and Security Deposit

Who pays the Security Deposit to me?
ArozonaHomes will pay you the Security Deposit on behalf of the tenant.

What is the mode of Security Deposit payment?
ArozonaHomes will pay the Security Deposit to you either by cheque or online transfer.We do not deal in cash transactions.

What are the parameters that determine the rent of my property?
Multiple parameters help us determine the rent for your property. The most important ones are:
1. Location and neighbourhood of the house
2. Tenancy type chosen by you, i.e., whether you want to rent your house to singles or to a family.
3. Size of the house and number of bedrooms
4. Newness of the house

When will I receive rent?
Basis the occupancy of your house, ArozonaHomes with process the rent to your bank account before 7th of every month.

Does my house need to be fully-furnished for me to list my house with ArozonaHomes?
No, you don't need to have a fully-furnished house to list with ArozonaHomes.
However, if you want to rent out your house as a shared house, the house has to be fully-furnished as per ArozonaHomes standards.
Don't worry, you can either purchase the furniture from ArozonaHomes's market place at competitive prices.

Document Collection
What are the documents/proofs required to sign an agreement with ArozonaHomes?
At the time of signing the Agreement, you will be required to provide a copy of the following documents:
1. PAN card of property owner.
2. Electricity bill of schedule property.
3. Water bill of schedule property. 
4. Maintenance bill of scheduled Property
5. Signed copy of insurance form.
6. Cancelled cheque of property owner.
7. Signed agreement.
8. Keys of the full house.

House Offers Terms and Conditions
Prospective tenants will be able to view house offers on website as soon as offer is created by the owner
House offers will be shown on website until Valid Till Date or No. of beds, whichever of the two comes earlier
Offer can be edited anytime.
After a successful update of offer, new offer comes into effect and the same will be displayed on house details page
Offer amount will be credited to tenants after they have stayed for minimum number of days as specified in Minimum Stay Required.
Owner will be charged for house offer amount when tenant uses it to pay for ArozonaHomes services, charges will be displayed on payments page under “House Offer Credits” in the next monthly payment cycle.
Offer can be deactivated anytime Once offer is deactivated, it will no longer be shown to the prospective tenants.

Tenant Booking Policy
Booking confirmation by Owner
In all the houses which are under owner’s confirmation policy, tenants need to pay the Security deposit 5 days prior to License start date/Agreement start date and also submit KYC documents(as mentioned in Documents policy) 5 days prior to the move-in date for verification by the Owner. The move-in date will be extended in the event any tenant fails to submit the required document within the above stipulated time.
Tenant booking will be cancelled for scheduled house/Room/Room. In case the owner or Arozona decline any tenant’s booking, a notification via SMS or Call  and mail will be sent to the tenant on the same day. When the owner declines any tenant’s booking, the booking will be cancelled automatically. Once the booking is declined by the owner, the tenant can options for any other property listed on ArozonaHomes’s portal or claim for refund.
In case any tenant uploads or mail invalid documents, ArozonaHomes may reject such invalid documents and extend the move-in date for resubmission of the valid documents by the tenant. Till such time, ArozonaHomes will not cancel the booking and only move-in date will be extended.
However, houses which are not covered under the owner confirmation policy, as mentioned above, the Security deposit payment and KYC document submission policy remains the same i.e. Security deposit needs to be paid 2 days prior to License start date/Agreement start date and documents need to be submitted 2 days prior to move-in date.
Notice Period & Minimum Stay
Unless explicitly written in one’s agreement, there is an early termination charge that applies if the tenants moves-out before completing 6 months of stay in all ArozonaHomes houses.
If the tenant moves out of ArozonaHomes house before completing 6 months of stay, he/she will be required to pay an amount equivalent to one month's rent. The rent here corresponds to the rent on the last occupied bed/room/house.
Tenant has to provide 20-days' of notice while vacating, without exception at any point in time, any shortfall in notice period will be charged on a pro-rata basis where the fees would be equal to the no. of days of shortfall of the 20 day period.
For clarity, if a tenant moves out before 6 months of stay & doesn’t give any notice, he/she shall be charged one month and 20-days' rent (one month rent for lock-in breach, 20-days' rent for the shortfall of notice)
If a tenant has not completed 6 months of stay in the house, but he/she has stayed for 6 months continuously in multiple ArozonaHomes managed properties, then a discount of 50% of one month's rent would be given on the early termination charges.

Early Termination Charges
After your license start date, you are required to stay a minimum of 6 months, or you can vacate the house before 6 months after paying one month’s rent as early termination charges.
Agreement Execution and Other Charges (for renewal / re- execution of Leave and License agreement.)
The tenant will be required to pay the following non-refundable charges to ArozonaHomes towards the services mentioned below.
Please note that:
These charges need to be paid at least two days before the license start date/Agreement start date.
ArozonaHomes will not be responsible for any delay in police verification or execution of leave and license agreement due to delay from either the Tenant, Owner or the police.
If during the tenure of the stay, the tenant shifts to another house managed by ArozonaHomes, then the charges will need to be paid again by the tenant.
The Society Move-in Charges (Required to be paid to the Society Chairman on behalf of Tenant) , wherever applicable, needs to be paid over and above the current charges.

Security Deposit

Deposit Payment Terms:
Tenant needs to pay two months of rent as security deposit (can differ depending on the city)
Tenant is required to pay a part of the security deposit, referred as the token deposit, at the time of booking.
The remainder of Security deposit post booking need to be paid 2 days(4 days if house is under owner confirmation policy) before the license start date/agreement start date.
The security deposit paid is mentioned in the rental agreement.
Security / token deposit can be paid either by cash or online.
In the case where a tenant chooses to make an internal transfer or upgrade his/her current booking type, the difference in the amount of security deposit will be expected to be paid by the tenant before him/her making the actual transfer. In case the new rent is lower, the difference in SDs is adjusted against the following month’s rent.

Safety and Security
ArozonaHomes houses are located in various cities across Delhi-NCR in reputed society and safe locations in India. In order to maintain a peaceful environment of the society, nuisance or misconduct of any kind including but not limited to playing loud music beyond the permitted time limit, drinking/smoking in society corridors/ premises and consumption of illegal and banned substances are not allowed in Arozona’s houses.
Internal issues/ fights among the tenants are better resolved among roomies. Involvement of ArozonaHomes is not beneficial and hence undesirable.
In the event tenant breaks any rules as stipulated herein or as contained in the leave and license agreement, ArozonaHomes on behalf of the owner, reserves the right to, issue appropriate notice including but not limited to Eviction notice to the tenant or charge a penalty amount of 5000 INR or more at its sole discretion.

Theft & Damage Policy
Personal Belongings
The tenant shall be responsible for his/her belongings in the Scheduled Premise and neither the owner, ArozonaHomes nor its vendors shall not be held liable/ responsible for the same.
For general maintenance and/or showing the scheduled premises to any prospective tenants, ArozonaHomes shall keep an extra key of the scheduled premises. It is hereby advised to all the tenants to keep their valuables locked inside the cupboards and not to leave them unattended.

Home Furnishing
In the case of theft/loss and damage of any furnishing or appliance or furniture in the house , all the tenants staying at the scheduled premises at that point of time shall be held responsible.
A reasonable sum shall be deducted from security deposit of tenants towards compensation of the loss/ theft and damage or an amount as mentioned in cancellation & refund policy. In case the recovery amount exceeds the security deposit, the tenants shall be liable to pay the amount.
For general maintenance & showing houses to other tenants, ArozonaHomes employees or its affiliate agents may keep a copy of the keys of your house. We advise you to keep your valuables locked inside the cupboards & never leave them unattended in open places.
We shall not be responsible for any theft or accidental damage to your valuables in case of an untoward incident.
